140th anniversary of the “1868 Great Quake”, are you prepared for the next one?

It was 140 years ago today that the Hayward Fault let loose with the “Great Quake”.

San Leandro which was the county seat up until that time was in ruin.   The Alameda County courthouse located at the intersection of Davis Street and Clarke Street was destroyed.

An iconic photograph of the San Leandro courthouse became the symbol for that disaster.

How prepared are you for the next shaker on the Hayward Fault?

  • Do you have enough emergency supplies to last you and your family for several days?
  • Do you know how to shut off the gas supply to your home?  Do you have a wrench handy to do this task if needed?
  • Have you backed up your important family papers?
  • Have your retrofitted your home and or bolted the frame to the foundation.
  • Do you have supplies for your pets too?
  • Do you have your prescriptions and medical supplies readily available?
  • Is your water heater strapped properly to the wall?
  • Don’t forget to look after elderly neighbors after an event!
  • Does your family have an emergency plan and place to meet up after and event?

Some tips for house flipping

I have an idea that I want to work out with a client.

To me one thing I have noticed is that some people run out of steam mid-flip on their rennovations.

To me it just makes too much sense to pre-shop all of your building materials before you purchase your flip house.

Have an idea of what you can do best.  If you have a talent for fixing craftsman houses than stock up on items for that type of property.  Stick with that type of property flip to flip.  Use what you need and re-supply your inventory after each flip.

Create a warehouse for sheetrock, appliances, light fixtures, trim, tile, flooring, cabinets, plumbing fixtures and paint.

Remember classic never goes out of style.

Keep room in your budget for the things that must be fresh and cannot be stored easily.  We are talking about landscaping and live plants.  Curb appeal is so very inportant.

Speaking of saving theaters, San Leandro’s BAL Theater is looking for a new owner.

The Bal Theater located at 14808 East 14th Street is for sale and has been for sale for quite some time.  It’s offered at an amazing price of $550,000.00 with owner financing.

A young couple purchased the theater several years ago and ran current movies there.  They were doing okay and then they got into trouble with the city when they started having after hour parties.  The city of San Leandro shut them down.

The most current owners have been running “Bollywood” movies in the theater.

I would love to see someone bring back Hollywood first run presentations to this theater.

At $550,000 it’s priced lower than most homes in the area.

Could you imagine the square footage available if you purchase the property as a re-zone reuse condo conversion.  OMG!

It’s currently at $71.54/sf   the square footage of the building in it’s current configuration (according to the MLS) is 7,688.

Doing some quick calcutlations thats close to 60′ x 120′  with a 3 story tall volume.  7,200 x 3 floors solid build out that’s 21,600 sq/ft.

Somebody save the Lorenzo Theater

The Purchase Agreement has been signed and the fundraising has begun!!!!

On Wednesday, May 30 your Foundation Board signed a purchase agreement with Dr. Dharam Salwan to acquire our beloved Lorenzo Theatre. We have 14 months to raise $300,000 and we plan to raise the funds through a “300 people at $1,000 each” plan. However, the names of donors who give $100 or more will be placed on a plaque in the lobby of the Lorenzo.

Dr. Salwan kicked off the campaign with a $5,000 pledge. We need your help and support to make our dream a reality. A contribution of any amount can be sent to the Lorenzo Theater Foundation, P.O .Box 193, San Lorenzo, CA 94580. Please specify that the funds are to be used to help purchase the Theatre.

Come on, let’s do it; this is our big chance to revitalize San Lorenzo Village and save an Art Deco treasure.

some homes that I think you should consider in San Leandro

I’d like to blog about some homes that I have been in recently that I would like to tell you about.

In San Leandro’s Lealand Heights neighborhood in the Bay-o-Vista homeowner’s association boundries there are two homes that catch my interest.

First there is a 3 story tall cape cod traditional on the downslope side of Sandelin Avenue.  The house looks right of Wisteria Lane and Desperate Housewives.  It looks like the home that Samantha and Darren Stephens lived in.  Oh so cute.  It was built as part of the Lealand Heights development by Derry Bros.  If you aren’t affraid of a little elbow grease this home will be a real winner. 

Next up is the 2 story ranch style home on the downslope side of Sandelin Court.  This home was also built by Derry Bros and is part of the Lealand Heights tract.  This home over looks the hills to the East and Lake Chabot Road below. The living room and dining rooms are spectacular.  The kitchen has some quirks, with a little remodeling in that area the house will be perfect.

There is a large 2 story tudor on Begier Avenue just off of Chetland Road that is just in need of the right buyer.  It needs a little work to polish it up. It is still just a little bit rough around the edges.  It’s within walking distance of Roosevelt Elementary School.

Then there is the home that I have been holding open for the last several weekends.  It’s on Helen Avenue.  It has been completely redone from top to bottom. This home has 4 bedrooms and 3 full baths.   Once again walking distance to Roosevelt.   The price on this home is unbelievable.

There is a home at the corner of Haas and Arbor.  This home is located in San Leandro’s best of the best neighborhoods in “Broadmoor Park” tract within Estudillo Estate Homeowner’s association.  It’s a fixer!  So as the saying goes, buy the worst house in the best neighborhood and fix it up.  This is that house!!!!

There is a large Tudor styled home on the 200 block of Beverly Avenue.  It is my personal thought that this home could be designed by a famous Northern California architect (The house across the street is confirmed to be so).  Either way it is a very beautiful stately home on a very large lot.  Great price too.  Snap this one up soon!!!!!

Downtown San Leandro Plan (from my primary blog)

Being the caregiver I am, I drove my mother down to Classique Styles this afternoon for her regular hair styling appointment. It’s always a good feeling for a cancer patient to look good, it makes her feel good on the inside too. She smiles allot more when her hair is done up.

Classique Styles is located in the neighborhood shopping district of Bancroft and Dutton in San Leandro. Mom always goes to stylist Irma. She does a great job with my mother.

While my mother is getting her hair all done over, I’ll walk across the street to Zocalo Coffeehouse for a nice Mocha coffee drink. Zocalo Coffeehouse is a great neighborhood resource and it is truly the heart of “The Broadmoor” and “Estudillo Estates” neighborhoods.

Tim Holmes and his wife ‘Mitch’ have created a wonderful place to go and meet neighbors and friends.

Anyway I digress, I wanted to blog about the San Leandro Downtown plan that was in the community resources library of reading materials at Zocalo’s soft and cushy lounge area. It’s a nice three ringed binder with the city of San Leandro’s plans for the downtown area over the next several years. It starts with a history of the downtown plaza area and it’s development over the years. It chronicles how we got to where we are now with the downtown.

This downtown plan mentions that the city wants to recreate what was here before all the redevelopment changed everything. The restoration of the downtown plaza at the triangular parcel of land between Washington Avenue and East 14th Street is a large part of this plan.

The city also wants to break up the super-block that was created in 1983 when the strip mall was built. The city wants to make the Joaquin and Juana connect back up to Hayes Street again. This means that the second of the two Long’s Drugs stores would have a street running right through the middle of it in a few years from now.

What I would personally like to see is a landmark quality building be built on the site of the historic plaza. The triangular parcel of land between Washington Avenue and East 14th Street. I would love to see a dramatic flat iron building take up that location and really be a landmark feature. (A flat iron building is a wedge shaped building going to a point) I would like to see something at least 10 stories tall and looking significant in design. I think that the city should look to the best building (Named after Daniel Best, one of the founders of Caterpillar Tractor) as the inspiration for this building.

The entire project when completed will be a very nice area. If you would like to live near the downtown plaza and BART, please give me a call and I would be glad to help you find some place perfect for you!
